We had a daunting task ahead of us. Selling our home in North Gwinnett and finding a home closer to Atlanta to reduce miserable commutes for both my husband and I. We wanted do do this during the Summer school break. Maura Neil & Associates (Leslie and Ben) were we great to work with. Maura was flexible with our schedules which were very hectic with young children and long commutes.
Maura was very helpful in helping us find a solid list price for our home. This was early summer 2013, a time when the Metro Atlanta housing market was still down in the dumps with regards to values. We followed Maura's advice and we ahead and has our property appraised in order to get a solid list price. This turned out to be the best advice for us. We avoided the hagglers who wanted us to give away our home for under market value and avoided any situations with the property not appraising for the sale price and our deal falling apart. Maura's photographer came over to take the listing photos. They. Were. Gorgeous. Maura explained the importance of the photos and that they are the first thing a potential buyer will see and will lead them to your property.
After only a couple days listed, we quickly received a solid offer on our home and were under contract. We then proceeded to do the fun part, shopping for our new home. Maura is very technology savvy and were able to screen numerous properties from the comfort of our own home online before we even went out to look at properties in person. This was fantastic since free time is very important to us. I felt like we wasted no time at all and it was an efficient process. Maura was very knowledgeable about family friendly areas, access to shopping as well as traffic prone areas. Maura was also very good about showing us what we wanted. She did not try to show us properties outside of our budget or desired location. We found our new home and Maura negotiated for us and we were under contract rather quickly.
Unfortunately, we had a few bumps in the road with the sale of our home. Specifically, at the eleventh hour, our buyer made numerous requests of us. We were blindsided and we were very stressed because we did not want to lose the new perfect house which was under contract with the contingency of selling our home. Maura took her time to sit down with us and go over many different options and scenarios of how to get through the issues. Maura was very honest with us. The things that were being asked of us were highly unusual and above and beyond what is customary. We trusted Maura's professional advice and let the buyer walk. We were under contract again for the sale of our home in just a short seven days. Maura's outside-of-the-box thinking, professionalism, honesty and guidance helped us stay under contract for our new house and kept us from getting taken advantage of. Maura did not put her own agenda ahead of ours, she truly was our advocate. Both closings went smoothly and we got it done within the time frame we were looking for.
We are very happy with our experience with Maura Neil & Associates and this is the Realtor firm I recommend to anyone who will listen!
