Step 5 To Selling a Home: Making Repairs
If you did a pre-market inspection, we will already have a list of items that need to be fixed. We will review that report together and make a plan of action.
If you did not obtain a pre-marketing inspection, but you know of defects in your home, we will need to discuss how to handle those. For example, if dishwasher hasn’t been working for years or your AC unit has been making an unusually loud noise, it's in your best interests to get those repaired now (otherwise, you will have to disclose them, and that will be a HUGE red flag to your buyers). It’s always better to get items fixed now before they come up in an inspection report and potentially scare off a buyer later.
We have a list of affordable repair people, electricians, handymen, etc. and we are happy to assist you in making repair appointments and can even arrange to assist you with being at your home to let workers in and oversee the work.
Generally, in getting a home ready to be marketed for sale, we always recommend:
- Touching up the paint in your home -- scuffed walls and baseboards can be a turn-off to buyers
- Installing new caulk around every shower and tub
- Hiring a professional HVAC company to service and clean both your AC unit and furnace -- this comes up frequently on inspection reports and we can head this item off before it becomes an issue
- Hiring a company such as Zerorez to steam clean your carpets
- Making sure all light bulbs are working and that every light fixture contains the highest wattage light bulbs it can bear -- this will be important for your professional photos and throughout the listing period
- Having chimneys professionally swept and add a rain cap.
- Changing outdated cabinet hardware in kitchens and bathrooms -- this small, simple update can completely change the look of the room
- Testing all smoke and carbon monoxide detectors to make sure they are functioning properly
- Making sure downspouts are properly sloped, leading away from the foundation, and that they aren't damaged in single family homes. If they are, have them repaired or replace them.
- Repairing any damaged, broken or missing roof shingles if you own a single family home
