It Pays to List Your Home in Winter

Spring may be peak home-shopping season so families can move when their children are out of school, but it’s actually smart to list in the winter when home buyers may have a greater sense of urgency. A recent study found that during the months of December, January, February, and March, average sellers net more above their asking price than they do from June through November, even in cold-weather areas like Chicago and Boston. The study also found that homes listed in winter sold more quickly than those posted in the spring.

If you choose to list in winter, here are some strategies to enhance your chances of success:

[1] PRICE IT RIGHT – Because there are fewer shoppers than in the spring, you are less likely to receive multiple offers. Winter is not a good time to list high to test the market. If the house doesn’t sell, you may need to drop the price in an attempt to find a buyer before new listings appear in the spring, making yours look stale. Take a conservative approach with a market value price; check sales of comparable properties in the past 30 days and current list prices for comparison.

[2] TUNE-UP YOUR SYSTEMS – Winter buyers will be looking at heating and maintenance issues. Have your HVAC, furnace, and roof inspected, and make any necessary repairs. Clean the gutters, change air filters, and check the weather stripping around windows and doors. Consider upgrades that lower heating costs, such as attic insulation or energy-efficient windows.

[3] BRIGHTEN UP YOUR HOME – Curb appeal can by improved with basic landscaping and inexpensive cool-weather plants. Touch-up chipped paint, caulk windows, and fix cracked window seals. Painting your home’s interior off-white creates the illusion of a larger space and helps to overcome the season’s poor natural light. Starting in the living room, stage for a sense of warmth with a throw blanket or stacked wood by the fireplace.

[4] DE-CLUTTER AND DEPERSONALIZE – Help prospective buyers to see themselves in the home by putting away family photographs and displaying pictures that show the garden in spring bloom or the backyard deck set for a barbecue. Allow your buyers to appreciate your home’s year-round potential.
